Job Description
Position Overview
This is a commission-only role focused on the technical side of the loan process. You will play a critical role in helping Loan Officers prepare strong, accurate preapprovals by analyzing client files, calculating income, and structuring loans based on investor and lender guidelines.
Note: This is not a client-facing role. No sales or borrower communication required.
Responsibilities
Review loan applications and borrower documentation for accuracy and completeness.
Calculate borrower income (W2, self-employed, rental, etc.) using agency and investor guidelines.
Evaluate credit, assets, and liabilities to determine loan eligibility.
Structure loan scenarios to meet agency (FHA, VA, USDA, Conventional) and Non-QM guidelines.
Provide Loan Officers with detailed preapproval packages and loan options.
Stay current on investor updates, product guidelines, and compliance requirements.
Collaborate with Loan Officers to troubleshoot complex loan scenarios.
Qualifications
Minimum 2+ years of mortgage industry experience (processing, underwriting, or LOA preferred).
Strong knowledge of loan products (FHA, VA, USDA, Conventional, Jumbo, Non-QM).
Proficiency in calculating income across borrower types (W2, self-employed, rental, etc.).
Detail-oriented with excellent organizational and analytical skills.
Ability to work independently in a commission-only structure.
Tech-savvy: familiar with LOS platforms, AUS (DU/LP), and Excel/loan calculators.
